PHASE 1 • Private
Generate Early Demand
LAUNCH AS COMPASS PRIVATE EXCLUSIVE
Just as many companies test products with a smaller audience before launch, listing your home as a Private Exclusive allows you to showcase your home to our network of top agents and clients. Use this time to test your price, get feedback, and make adjustments before going public.
How it Works
Our 3-Phased Marketing Strategy is designed to help you find the right price, maximize your home’s exposure, and attract strong offers.
PHASE 2 • Pre-Market
Generate Early Demand
LAUNCH AS A COMPASS COMING SOON
Launch your listing first on Compass.com, where buyers can find it without seeing any days on market or price drop history. This early exposure builds anticipation and interest for your home before it goes live on other sites.
PHASE 3 • Public
Sell Better
LAUNCH ON PUBLIC WEBSITES
Armed with valuable feedback and maximum demand from agents and buyers, we’re positioned to launch your home on the MLS and third-party sites with the best possible outcome.
Three Strategic Launches,
One Exceptional Sale
Your Home. Your Choice.
The Compass 3-Phased Marketing Strategy provides
convenience, flexibility, and control over timing
Home Not Market-Ready?
Renovations and staging take time — and can delay your ability to list.
OUR SOLUTION
Listing first as a Compass Private Exclusive buys you time. Begin testing your price with a select audience and attract buyer interest while your home updates are still underway.
Don’t Want A Public Open House?
Hosting traditional open houses often means giving up your time, comfort, and privacy.
OUR SOLUTION
Preview your home to serious buyers and build demand by listing as a Coming Soon — so you can schedule private showings on your own terms, without the stress of open house foot traffic.

FAQ’s:
What is the Compass Three Phased Market Strategy?
The Compass 3-Phased Marketing Strategy is designed to help sellers build demand and gather market feedback before launching publicly on the MLS and sites like Zillow or Redfin. Depending on your goals, your home may first launch as a Compass Private Exclusive or Compass Coming Soon before going fully public.
What is a Compass Private Exclusive?
A Compass Private Exclusive allows your home to be marketed privately within the Compass network before appearing publicly online. This gives sellers the opportunity to test pricing, generate early interest, and maintain greater privacy while still reaching serious buyers and top local agents.
What is a Compass Coming Soon listing?
A Compass Coming Soon listing appears on Compass.com before going live on the MLS. Buyers can discover your home early, but the listing will not accumulate public days on market or visible price reduction history during this phase.
Why would a seller choose a pre-market strategy?
Many East Bay sellers want more control over timing, privacy, and pricing strategy. Pre-marketing can help generate early demand, gather buyer feedback, reduce pressure around public open houses, and potentially strengthen negotiating leverage before the home officially launches.
What areas do you specialize in?
I primarily work with homeowners throughout the 680 corridor, including Walnut Creek, Danville, Alamo, San Ramon, Pleasant Hill, and surrounding East Bay communities.
How do I determine whether a private, pre-market, or public launch is best?
Every home and seller situation is different. Factors like timing, property condition, pricing strategy, privacy concerns, and local inventory levels all influence the right approach. After submitting the form above, we can discuss your goals and determine the best launch strategy for your home.
*Findings are descriptive statistics and compare the average of Compass residential listings that went active on a MLS and were pre-marketed as a Compass Private Exclusive and/or Compass Coming Soon vs. the average of Compass residential listings that went active on a MLS but were not pre-marketed as a Compass Private Exclusive and/or Compass Coming Soon from January 1, 2024 - December 31, 2024 as well as measure the percentage of Compass Coming Soon residential listings that sold during the period January 1, 2024 - December 31, 2024. Compass Coming Soon listings that sold off the MLS are identified as having a close date in 2024, were pre-marketed as a Compass Coming Soon, and were on the MLS for less than one day. Source: Compass data. Findings from the internal analysis were based on a hedonic regression analysis that examined Compass residential closed sell-side transactions from January 1, 2024 - December 31, 2024, nationally and for all residential property types (single family, co-op, condo, townhouse, and condop). For 2024, Compass pre-marketed listings are associated with an average 2.9% increase in the final close price versus Compass listings that went directly to the MLS. The estimated effect has a 95% confidence interval ranging from 1.9% and 3.9%. This finding may vary depending on market conditions and seasonality.
The results provided are based on current data and methodologies, and should not be interpreted as definitive predictions of future outcomes. Compass utilizes a Compass Private Exclusive listing and/or Compass Coming Soon listing at the direction of the seller. Compass makes no warranty, representation or guarantee as to the accuracy of these results or any actual outcome of using the Three Phase Marketing Program. Results may vary. Correlation does not necessarily equal causation.
